Every Job Has A Story

This repair on the surface looks rather straight forward but required multiple layers of work to complete. The first thing was adding anchor points onto the exposed foundation wall which gave us something solid to secure the new drywall to. Next came the 1.5" Styrofoam insulation to fill in the gaps. After these two things were completed, then came the drywall, paint, and baseboards for a virtually seamless blend between old and new.

Due to the high cost of replacement, after the Fire Department had to force their way through this apartment door, the choice was made to carefully remove the doorframe in order to straighten it out as best as we could. It took an entire day, start to finish, but in the end we're proud of how it turned out; it's no longer pristine but we were able to remove most of the damage which made our customer exceptionally happy and saved them hundreds of dollars.

This particular job has to easily be one of the most labor intensive and back breaking ones to date. What you are seeing is just the beginning of a multi year deck repair/replacement project of a patio that completely encircles the first floor of a multi story condo building. Due to multiple leaks into the parkade below, the first order of business was to remove the existing, upper concrete layer, so that we could completely redo the water proofing membrane underneath it. Once this was accomplished, rather than pouring another concrete slab, we chose to go with 24" x 24" exposed aggregate paving stones for a much more contemporary look; not to mention the fact that they allow for much easier repairs in the future.

Needless to say, this was an easy repair for us to manage. All that it took from us was to send a few photos and some measurements to a Metal fabricating company that we have worked with, repeatedly, in the past. They in turn, manufactured the replacement grate and then all that we had to do was transport it down to the site and drop it into place. Hopefully this one doesn't get stolen for a fast buck like it's predecessor did.

Obviously these are not pictures of the same bench. However, the one on the right looked just as worn out as the one on the left until we took the time to refinish it.

As you can clearly see, the left hand side of the gutter was ready to fall off of the side of the house. Fifteen minutes later, another happy customer!

Pipe Insulation Restoration

This is another plumbing repair job that we were brought in to complete because most Plumbers just fix the plumbing. In this instance these pipes, which were located in an open air parkade, needed to be re-insulated to keep from freezing in the winter. After a great deal of time and a very long drive to locate and pick up the proper size of insulation to match the remaining sections, another job was successfully completed. Of special note in this case, it isn't always the size of the pipe that determines the size of the insulation needed. If a heat trace line is involved, then the insulation is often oversized to allow for it to fit inside to keep the pipe warm. Suffice it to say, it would have been wonderful to have had all of the correct information prior to arriving on the job site.

This was not a difficult job, just a new coat of paint as well as a change of color which was a really good addition to this kitchen space; in our humble opinion. The only issue that arose was remembering to move the vehicle every few hours to avoid a parking ticket in downtown Vancouver; on site parking would have been greatly appreciated.

Please note: No trees were harmed in the making of this repair. The truth be told, when it came to repairing these paving stones, the tree had long since been removed prior to me ever taking out this remaining root. So no ecological harm done and another happy customer.

Out of almost all of the soffit repairs that we've done over the years they have tended to share one thing in common, poor installation at the time of the original build and small rodents like squirrels love this mistake; the track that is supposed to be holding the soffit securely in place is not properly mounted in place; especially in the tighter spaces of where the soffit meets the shingles. For the always eager rodent looking for a place to call home, this is practically an open door to the attic space of your house. It takes little to no effort on the part of the squirrel to push the soffit out of position and climb right on in. When it comes to dealing with these kinds of intrusions, not only do we properly secure the soffit track back in place but then we reinforce it with a strip of wood so that it cannot be moved without extreme force; thankfully Squirrels don't tend to carry wrecking bars around with them. Not knowing the minds of squirrels, we can't promise that they will never get back into your attic but it certainly will not be easy for them to do so by the time we're finished our repair.
